Important Information
Check-in and Check-out Procedures
- Must electronically sign an additional Rental Agreement Terms and Conditions and any Neighborhood Rules sent by Host (property manager) or entry information cannot be sent.
- Must be at least 25 years old to reserve. This person is required to be the person signing the agreement and must be one of the persons staying in the property for the reserved dates.
Property Access
- Access to this home is via paved roads. The driveway is paved and has enough parking for five vehicles.
- Enter into the main level via two small steps.
- The owners of this home use two exterior security cameras. Both are on the front of the home: one is pointed at the yard, the other at the driveway/heat pump. There are no cameras aimed at doors or windows and none inside.
Policies and Rules
- No smoking allowed inside the home. No trace of smoking left outside the home.
- Minimum age: 25 years.
- Children allowed.
- No events allowed.
- No parties or gatherings above the posted occupancy allowed at any time. Keep outside noise respectable. Guests are expected to observe a quiet hour of 10PM as there are full time residents nearby.
- Do not leave food or trash outside as it could attract animals. All trash must be bagged and placed in the trash receptacle indicated in the Welcome Book inside the house or your digital guidebook.
- This property does not permit pets anywhere in or on the premises at any time including outdoor spaces. Bona fide service animals with appropriate certification may be permitted, and the presence of a certified service animal must be disclosed prior to check-in. Misrepresenting a pet as a certified service animal is a crime under North Carolina law. Guests who bring a pet to a no-pet home will be subject to a non-refundable $500 extra cleaning fee to remove pet hair and dander and clean carpets and upholstery. If any pets are discovered during your tenancy including via security camera or observation of neighbors or BRMR staff, your credit card on file will be charged for the above-mentioned fee and you will be evicted without refund of unused days.
- The hillside and riverbank were both impacted by Hurricane Helene. While they are being rebuilt and reinforced, at this time, guests are not permitted to walk down the hill or along the riverbank. The rocks are still settling and the plants need to take root and be fully established before this can be permitted.
Fees and Payments
- Guests who bring a pet to a no-pet home will be subject to a non-refundable $500 extra cleaning fee to remove pet hair and dander and clean carpets and upholstery.
- All bookings are subject to a $50 cancellation fee.
Parking Information
- Free parking is available. The driveway is paved and has enough parking for five vehicles.

- Kitchen is equipped with cooking basics and utensils, ice-maker, toaster, dishwasher, oven, and stove.

- "Starter set" of paper products provided: a roll of toilet paper per bath, a couple garbage bags, dishwashing liquid, dishwasher detergent, laundry pods, paper towels, hand soap, shampoo, conditioner, body wash, and makeup remover cloths. These supplies are enough for one or two nights.
Safety and Emergency Information
- Smoke alarm and carbon monoxide detector present.
- The hillside and riverbank are under construction and guests are not permitted to walk on them at this time.
- The owners use two exterior security cameras on the front of the property.
Additional Critical Details
- 4WD/AWD and/or chains are recommended during winter (Nov-March). Travelers visiting during the winter months where inclement weather may be possible should come prepared. No refunds, allowances, or date changes will be given to travelers who are not prepared with the proper vehicle, as outlined in the Rental Agreement.
Cancellation Policy
- Bookings canceled with a 15+ day notice will receive a refund of the deposit.
- Bookings canceled between 8-14 days before arrival will receive a refund of half of their reservation payments.
- Bookings canceled within 7 days of arrival are not entitled to a refund unless the reservation dates are rebooked to another guest.
- All bookings are subject to a $50 cancellation fee.
